Applications Submitted

Following our last update in April 2025, a number of planning applications have been submitted to the Council for consideration. The details below identify the current status of al Reserved Matters (RM) or Discharge of Conditions (DOC) applications submitted to date:

Phase 0 – Infrastructure RM 24/02780/RM - approved on 27 October 2025 (subject to conditions) following committee resolution on 23 October 2025
Condition 5 – Site Wide Phasing and Delivery Plan 25/00076/DOC - discharged on 24 October 2025
Condition 6 – Design Code 24/02906/DOC - discharged on 24 October 2025
Condition 14 – Site Waste Management Plan 25/01377/DOC - discharged on 9 September 2025
Condition 15 – drainage scheme design 25/01378/DOC - awaiting determination
Condition 17 – bus gate design and operation detail 25/01504/DOC - discharged on 17 October 2025
Condition 18 – Construction Traffic Management Plan (CTMP) – submitted 10 November, awaiting validation
Condition 20 – Site Investigation Phase II Environmental Assessment – discharged on 26 June 2025
Condition 21 – S96a to vary wording 25/02556/NMA – awaiting determination
Phase 1 Residential RM for 236 dwellings and associated open space of Hitchin Meadows, Stotfold Linear Park and Dane Walk 25/02794/RM - validated 12 November 2025

Future Applications

We are preparing a RM Application for the Icknield Linear Park north and east of the school site for submission prior in mid to late December 2025.
The preparation of an Outline Landscape Environmental Management Plan (OLEMP) is also being prepared and will be submitted to discharge Condition 21 of the outline consent, ref: 18/0154/OP.

Other Ongoing and Future Works

Safety fencing around the site is in the process of being erected, as notified to residents in September 2025.

The main archaeological investigation is drawing to a close, although there may be some additional mitigation works ongoing on the school site – we anticipate publishing some of the findings on the web site in due course.

Construction works from Stotfold Road are anticipated to commence at the end of January 2026. A plan showing the location of Phase 1 Construction Haul Routes can be accessed here.
