Character Areas - Grovelands

This area will serve as transition between the formality of the Avenue character area and the existing residential area of Walsworth. It will be a denser area with urban character and tight grid pattern comprises predominantly semi detached and terraced units creating a strong building line.

Feature buildings will be proposed at key junctions and around the pocket park, defined by a change of material, increased height and/or change of roof pitch orientation. Dwellings at key junctions will be designed to address corners.

Narrower setbacks are to be provided with wider front gardens where fronting onto tertiary movement.

Grovelands

CONTINUOUS LINEAR FRONTAGE along key areas and TERTIARY MOVEMENT 1s

  • Consist of semi detached or terraced units with a strong building line and consistent set back.
  • Minor gap between building to access rear garden or to parking.
  • Detached dwelling may define corner plots.

STAGGERED ALONG EDGES OPEN SPACE

  • Consist of predominantly detached units of varying size fronting onto open green space.
  • Frontage may include garage rear/flank walls and garden walls

CONSISTENT STEPPED FRONTAGE along secondary movement

  • Consist of detached or semi detached with a consistent set back.
  • Space between building consist in irregular gaps for parking.

  • 2/2.5 storey height with opportunities to emphasise key locations with height plot

ROOF TYPE:

  • Gable fronted dwellings.
  • Pitched roof forms aligned parallel to the street.

BUILDING TYPE:

  • Detached, semi detached or terrace units.

BUILDING LINE AND SPACE BETWEEN BUILDING:

  • Minor gap between dwellings when a continuos frontage is required.
  • Varied spacing between buildings when stepped and staggered frontage is required.

APPEARANCE:

  • Urban and Formal in character.
  • Corner turners and key buildings should be distinct in presentation to assist in way finding using different material.

BOUNDARY TREATMENT:

  • Low hedge e/o railing to enhance urban character.
  • Timber post and rail fencing to edges with POS

PARKING:

  • A mix of parking typologies. On plot side parking for detached and semi-detached houses
  • Front court parking for semi detached and terraced dwellings.
