As shown on the Site-Wide Phasing Strategy, Phase 1 of the development will see the first residential part of the scheme and the Hitchin Meadows Open Space come forward.

The plans below show the proposed layout in more detail, as well as the proposed location of affordable housing. Further details in relation to quantum, mix and tenure are provided in the Accommodation Schedule. Click each image to enlarge.

The Phase 1 RM layout has been subject to amendments further to consultation with Council Officers, as set out in the updated plans, new plans and the masterplan and accompanying text showing where changes have been made.

The key revisions made are –

  1. layout change to immediate east of the pocket park, altering the road and house orientation, creating some green infrastructure and the a permeable link further south into the Grovelands character area part of phase 4
  2. the introduction of play on the way and enhanced green infrastructure alongside  the ped/cycle link north of the pocket park to The Avenue
  3. revisions to visitor parking and the introduction of some rain gardens on road build outs along the southern edge to Dane Walk linear park
  4. introduction of more play-on-the -way and seating along Dane Walk
  5. revisions to garaging and onplot parking to a number of 4/5 bed houses
  6. increased permeability through re-orientation of road and housing block north of The Avenue, and through a number of apartment parking courts
  7. revisions to planting regimes, detailing locations of hibernacula, increasing tree planting, etc as part of the biodiversity net gain detail within Hitchin Meadows and other green infrastructure areas (reflecting the detail of the OLEMP /LEMP documents, condition 21 submission)
